When the market rebounds, supply will never keep up with demand because Palmetto Dunes is a non-speculative, internationally acclaimed oceanfront destination family resort community and we are virtually sold out of developer inventory. It was through Ben's leadership and guidance that the Land Management Ordinance (LMO) was created and enacted.  The LMO significantly reduced development and density on Hilton Head Island, which created a shortage of inventory for years to come.  Today, Hilton Head Island is devoid of any major development, which is highly beneficial to all owners as island Realtors rely on individual owners for property to sell.  Actions taken by our town highlighted below, helped create this supply and demand imbalance. I believe that the American people now have more confidence and now realize that today's real estate market offers an exceptional once-in-a decade opportunity to buy...something I have personally felt for some time.&lt;/p&gt;&lt;p&gt;Real estate is all about confidence, and hopefully we are at that tipping point today. "A big part of it is the commitment that goes into it from the top. We have been generating calls and property showings the past few weeks, but we are not seeing the sales results that we would like to see.&lt;br /&gt;&lt;br /&gt;My focus with buyers is to emphasize “&lt;em&gt;family first, family second and family third&lt;/em&gt;” in order to help them better understand that buying in a recession can be extremely beneficial both personally and financially. If history repeats itself, there is no better time to buy than today.  Today’s challenge is not having families fall in love with Palmetto Dunes – they do that naturally, but to help them understand “Why Buying In a Recession” can be extremely beneficial both personally and financially.&lt;br /&gt;&lt;br /&gt;During the recession of 2002, my focus was family first, family second and family third. Pending home sales jumped 3.2%, defying the consensus of industry experts who had predicted no increase.  Many experts feel that, at this time, we are at or near the bottom of the slow down.&lt;br /&gt;&lt;br /&gt;Another bit of good news!  The April Gallup Poll found that 71% of Americans thought that “now is a good time to buy a home”. The primary goal of the symposium was to educate over 450 local realtors, members of the media and invited guests on why Palmetto Dunes Resort and Hilton Head Island is so distinctive to invest for family enjoyment and a solid real estate investment.&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The Focus&lt;/strong&gt;&lt;br /&gt;&lt;/span&gt;&lt;ul&gt;&lt;li&gt;&lt;span style="color:#000000;"&gt;The presentations were very well received as sometimes we forget how lucky we are to live in this “paradise”.&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000000;"&gt;The redevelopment and capital improvements segment was a definite eye opener for many who were not aware of all the recent and upcoming improvements to the Town of Hilton Head Island, Palmetto Dunes Resort and Sea Pines Resort.&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000000;"&gt;The presentations which addressed marketing touched a nerve. We obviously need to reach out to affluent visitors by redirecting marketing dollars to the Northeast, Florida, Canada and Europe. It is amazing the number of calls we have received indicating that we were “right on target.”&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000000;"&gt;It is imperative that the rental management companies be more forceful and insists on enhancing and upgrading properties they manage.&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000000;"&gt;Many of the callers expressed the need for a concentrated effort to inform the Town of Hilton Head Island on the importance of revisiting the Land Management Ordinance and the need to be more flexible taking into consideration the redevelopment and capital improvements throughout Hilton Head Island.&lt;/span&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="color:#000000;"&gt;The Benefits &lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;&lt;ul&gt;&lt;li&gt;&lt;span style="color:#000000;"&gt;A better understanding of the improved “quality of life” for all Hilton Head Island residents and guests as The Town of Hilton Head Island, resorts and individual owners are all striving to improve their amenities and infrastructure, which will have a positive impact on all property values throughout the Island.&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000000;"&gt;In attracting affluent visitors, more money will be spent to support the restaurants, retail, golf, tennis and resort operations. has completed 3 renourishment projects with a total investment of $37,000,000 (million)&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000000;"&gt;The most recent renourishment project (2006-2007) spanned 7 miles of beach&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000000;"&gt;2,127,000 cubic yards of sand was pumped onto the beaches of Hilton Head Island&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000000;"&gt;Sand fencing placed along 3 miles of beachVegetation planted along the dunes in four areas&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000000;"&gt;The next beach renourishment is planned within the next six to nine years based on the results of the 2007
